Commercial Landscaping

Commercial Landscaping Built for Property Managers and HOA Boards

Maintenance contracts and full-service installations across Central Texas — delivered by a fully insured, accountable team with the capacity to handle your portfolio.

A New Division. The Same Standard.

Central Texas Landscaping is the commercial division of Central Texas Lawn Leveling (CTXLL) — built to bring the same accountability, documentation discipline, and crew quality that earned CTXLL a 5-star residential reputation to the commercial market.

We exist because property managers and HOA boards kept telling us the same thing: most commercial landscaping vendors disappear after the contract is signed. We built this division to be the opposite — structured operations, dedicated crews, and a single point of contact for every property in your portfolio.

Who We Serve

Property Managers Office parks, retail centers, multi-family communities, and mixed-use properties. Recurring maintenance with consistent crews, scheduled service windows, and a single point of contact for every property in your portfolio.

HOA Boards Common-area maintenance, seasonal cleanups, and capital improvement installs. Transparent reporting, board-friendly proposals, and crews that respect homeowner expectations.

What We Do

  • Irrigation layout and installation
  • Soil amendments and turf establishment

Why Property Managers Choose Central Texas Landscaping

Why Property Managers Choose Central Texas Landscaping

1. Capacity to Scale With Your Portfolio. We staff dedicated commercial crews led by a Lead Foreman and supported by an Account Manager assigned to your account. As you add properties, we add capacity — without sacrificing the consistency you signed up for.

2. Fully Insured and Accountable General liability and workers' comp coverage that meets or exceeds standard property management requirements. Certificates of insurance are available on request, and every job is documented from start to finish.

3. One Point of Contact, Always Your Account Manager, is your single point of contact across every property and every service. No call trees, no rotating crews, no dropped communication.

4. Documented, Reportable, Auditable. Every visit is logged. Every job has photo documentation. Every invoice ties back to the property and the work performed — making board reporting and budget reconciliation simple.

How It Works

Four-step horizontal layout:

Step 1 — Request a Site Walk. Tell us about your property and what you need. We'll schedule a site walk with our Account Manager at no cost.

Step 2 — Receive a Detailed Proposal You'll get a written proposal covering scope, schedule, pricing, and the crew configuration assigned to your property. No vague estimates — every line item is itemized.

Step 3 — Onboarding and Kickoff Once the contract is signed, we onboard your property into our systems, brief the assigned crew, and begin service on the agreed start date.

Step 4 — Ongoing Service and Reporting: Your Account Manager checks in on a regular cadence, every visit is documented, and you have a single point of contact whenever you need us.

FAQ

Q: Are you fully insured? Yes. We carry general liability and workers' compensation coverage. Certificates of insurance are available on request and can be sent directly to your insurance broker or property management software.

Q: Do you handle multiple properties under one contract? Yes. We work with property managers and HOA management companies who oversee portfolios. We can structure a master agreement that covers multiple properties, with consistent service levels and unified billing.

Q: How quickly can you start service on a new property? For maintenance contracts, typical onboarding is one to three weeks, depending on scope and crew availability. For installs, project timelines depend on scope, material lead times, and the length of the design phase.

Q: Do you self-perform or subcontract? We self-perform our core maintenance and installation work with our own crews. For specialized scopes outside our wheelhouse, we partner with vetted subcontractors and stay accountable for the work either way.

Q: What's the relationship between Central Texas Landscaping and CTXLL? Central Texas Landscaping is the commercial division of Central Texas Lawn Leveling. We share ownership, infrastructure, and operational standards — but Central Texas Landscaping operates with dedicated commercial crews, an Account Manager structure, and reporting processes tailored to property management workflows.
